Personal Transactions

Personal Transactions include any real estate transactions that involve:

– Property that you own or in which you have any interest
– Property that you purchase or in which you have any interest in or buy or present offers from you, any members of your immediate family, your firm or any member thereof, or any entity in which you have an ownership/financial interest

Below are the documents and disclosures that will need to be uploaded to your  My Private Folder. Mandatory files are in BOLD.

Sale Transactions (agent purchasing a property):

  • Purchase Agreement
  • Realty Hub Comprehensive Disclosure
  • Realty Hub Transaction Form
  • Realty Hub Commission Disbursement Form
  • *** Ownership Interest Disclosure – agent discloses an interest in the subject property
  • *** Agency Representation Disclosure – agent discloses that he/she is a licensed real estate salesperson/broker
  • Addendums
  • Commission Agreement

  • Closing Statement/HUD/Closing Disclosure

*** The disclosures for Ownership Interest and Agency Representation above will need to be in writing (letter, addendum or added in the contract) and acknowledged by the Seller with their signature and the date. Examples here.

If you plan on waiving your real estate commission or applying the real estate commission as a credit to your purchase, please notify the Title Company / Closing Attorney and / or lender as they will request a letter from the broker. Please see the guide for I Need a Letter from the Broker.

Below are the mandatory files that need to be uploaded to  My Private Folder:

  • Listing Agreement – This is an agreement between Realty Hub and the client (you). Please fill it out completely and sign as the client and as the agent. We are requiring this document because the state licensing authority will randomly contact the broker asking for copies of listing agreements.
  • Realty Hub Comprehensive Disclosure – You will sign as the seller. If you are representing the buyer as a transaction broker, they will also need to sign. If the buyer is represented by a non-Realty Hub agent, they will not be required to sign this document.

LISTING THE PROPERTY IN THE MLS

Florida & Alabama Agents:
Realtor members can proceed to list the property in the MLS. If not, keep reading.

If you wish to list your property in the MLS, you will need to join a local Realtor association. The only rule about joining is that the Realty Hub must also be a member. Here is a list of our Realtor Memberships.

Once you join, you’ll need to notify our staff after you submit your application. They will need to make sure your license is switched to our Realtor only brokerage in order to be in compliance with Realtor association rules.

After you are accepted into the Realtor association, you will have the option to subscribe to the MLS. After you fulfill their requirements, you will be allowed to add/edit your own MLS listings. Please know that Realty Hub has already given a blanket authorization to the MLS for all agents of the firm to add/edit their own listings.

Georgia Agents:
Agents should have access to the FMLS, Georgia MLS or local Realtor MLS. Note the applicable fees for each by directly contacting the aforementioned. You should have been given credentials in your Welcome to Realty Hub email. Please contact our staff if you have any questions about your access.

If you are the LESSOR:

Lease Transactions:

  • Lease Agreement
  • Realty Hub Comprehensive Disclosure (signed by lessee)
  • Realty Hub Transaction Form
  • *** Ownership Interest Disclosure – agent discloses an interest in the subject property
  • *** Agency Representation Disclosure – agent discloses that he/she is a licensed real estate salesperson/broker

*** The disclosures for Ownership Interest and Agency Representation above will need to be in writing (letter, addendum or added in the contract) and acknowledged by the LESSEE with their signature and the date. Examples here.

If you are the LESSEE:

  • Realty Hub Transaction Form
